Booking Terms and Conditions
Welcome to our properties in Treviso and Preganziol. Transparency is the foundation of our hospitality. Below are the terms and conditions governing your stay in our apartments and private rooms.

1. Booking and Payment Process
Direct Booking: By booking through our official website, we always guarantee the best available rate compared to external portals (Booking.com, Airbnb).

Confirmation: A booking is considered confirmed only upon receipt of a deposit or credit card details, depending on the selected rate.

Payment Methods: We accept major credit cards, bank transfers, and digital payments.

2. Cancellation Policy
Standard Rate: Free cancellation up to 7 days before the arrival date. In case of late cancellation or no-show, the total amount of the stay will be charged.

Non-Refundable Rate: This rate offers an immediate discount but does not allow for refunds in the event of cancellation or modification.

Note: Bookings made via Booking.com or Airbnb follow the specific cancellation policies selected on those platforms.

3. Check-in and Check-out
Check-in: From 3:00 PM to 24:00 PM. Please inform us of your expected arrival time at least 24 hours in advance to organize your welcome.

Check-out: By 10:00 AM.

Self Check-in: Automated check-in via keypad or smart lock is available at some of our properties to ensure maximum flexibility.

4. House Rules
To ensure the comfort of all our guests, we kindly ask you to respect the following rules:

Smoking: Smoking is strictly prohibited inside all apartments and rooms.

Pets: Allowed exclusively in our apartments (NOT in private rooms). Pets are admitted only upon prior request (a supplement for cleaning and sanitization will apply).

Noise: Please respect quiet hours from 10:00 PM to 8:00 AM.

Occupancy: It is forbidden to host persons not registered at the time of check-in (in compliance with Public Safety regulations).

5. Tourist Tax
Please note that the Municipalities of Treviso and Preganziol require the payment of a tourist tax per person, per night (up to the maximum number of consecutive nights set by local regulations). This amount is not included in the room price and must be paid upon arrival.

6. Cleaning and Maintenance
Rooms and apartments are delivered clean and sanitized.

For long stays, intermediate cleaning and linen changes occur according to the agreements made during booking (usually every 5/7 days).

Any damage caused to the property or furnishings will be charged to the guest.

Legal Note: Upon check-in, it is mandatory to provide a valid ID for every guest (including minors) for mandatory reporting to the local authorities.

This Privacy Policy describes how this website is managed with regard to the processing of personal data of users/visitors who consult it and those who use our hospitality services.

Public Safety obligations: Registration of guests with the competent authorities (Alloggiati Service).

Administrative and fiscal purposes: Invoicing and management of the tourist tax.

Service communications: Sending logistical information regarding your arrival (e.g., self check-in codes).

4. Legal Basis for Processing
The processing of data is based on:

Performance of a contract: To manage your stay.

Legal obligation: To comply with public safety and fiscal regulations.

Consent: For sending any promotional communications (only if explicitly accepted).

5. Data Recipients
Your data will not be disseminated but may be communicated to:

Public Safety Authorities (State Police).

Local Authorities (Municipality of Treviso/Preganziol) for the tourist tax.

Tax consultants/accountants for bookkeeping.

Booking management platforms (Channel Managers) connected to Booking.com or Airbnb.

6. Data Retention
Personal data will be stored for the time necessary to manage the stay and, subsequently, for the period required by civil and fiscal regulations (generally 10 years for invoices). Data communicated to the State Police is managed according to ministerial timelines.
